Most lenders will want to know that they are giving a loan for a house that will hold up for as long as the life of the loan.
Brooklyn Center Minnesota House Selling Tips: There are often problems that buyers see that the homeowner may not have noticed. It sometimes takes someone from outside of your home to see things you have lived with for months or even years. That loose railing on the front porch? You just skip over it when bounding up the steps to your front door. It’s been loose for a couple of years now and you have meant to take care of it, but life just gets in the way. Soccer games, work, grocery shopping, and other daily obligations keep you busy with no time to spare.
When you decide to sell the house, though, do you realize that the loose railing that would take $20 and an hour to fix might just be the block that buyers find that sends them down the street to the next house for sale? These days there are so many houses for buyers to choose from that you can’t afford to believe they won’t be picky. If they like your excellent house they’ll overlook such little things, right? Wrong. In most cases they will see it as a sign that you have generally not kept up with the simple maintenance items in the house.
“Take the problems you find and turn them around. Use them to improve your chances of making a sale.”
Another thing to consider is that most lenders will want to know that they are giving a loan for a house that will hold up for as long as the life of the loan. An appraiser will come to the house and rattle the doorknobs and shake that loose railing to assess the overall value of the house. If they find it to be in less than great shape, the value might not come across as the size of the loan the buyers will need to pay your price.
You may be surprised at what stops buyers from going forward with a purchase, especially these days. As buyers come through your house to take a closer look, why not ask if there is anything they would like to see different? You may be surprised at their answers. They may tell you that the spa in the yard is nice, but they aren’t sure they will be able to afford the upkeep. At that point you can make it a point to offer free spa cleaning service for a year to the lucky buyers. Take the problems you find and turn them around. Use them to improve your chances of making a sale.
